The figures you see are the output of standard formulas applied to the values on the page — nothing more, and nothing less.

2. No financial advice

Nothing on this site is a recommendation to buy, sell, refinance, or hold any financial product. Mortgage decisions depend on your credit profile, income, debt, employment, family situation, and goals — variables we cannot evaluate. Always consult a qualified, licensed financial advisor, mortgage professional, or tax advisor before making financial decisions. We do not know your reserves, your tax position, your timeline, or your risk tolerance, and no calculator on this site can account for them. Treat every result as an input to a conversation with a licensed professional, not as the conclusion of one.

3. Not a loan offer

Calculator results are estimates based on the inputs you provide and standard formulas. They are not a Loan Estimate, not a pre-approval, and not an offer of credit. Actual loan offers from lenders depend on your full financial picture and may differ substantially from our estimates. We are not a lender, not a broker, and not a loan originator. 4. Accuracy and no warranty

Our formulas are standard and well-documented (see our How We Calculate page). However, our default inputs are educated guesses, not commitments about your specific situation. Property tax rates vary by jurisdiction; insurance premiums vary by carrier and coverage; PMI rates vary by credit score and product. The accuracy of any estimate is bounded by the accuracy of the inputs. We make no warranty, express or implied, that any calculator is error-free, current, or fit for a particular purpose. Where a published guideline, agency fee schedule, or market average changes, our default values may lag until the next scheduled review.

5. Forward-looking estimates

Every payment, balance, interest total, savings figure, and break-even point shown on PrimeMortgageCalc is a projection built from assumptions: a rate that can change, a term you selected, taxes and insurance you may have adjusted, and a market that will not behave like a spreadsheet. Projections are illustrative. They describe what would happen if the assumptions hold, and nothing beyond that. Refinance savings, rent-versus-buy comparisons, and payoff dates are especially sensitive to small movements in rate or timing, so treat them as ranges rather than answers. Any interest rate displayed on this site is an example chosen to be realistic for the period shown — it is not a quote, not a commitment, and not a forecast of where rates are heading.

6. Rate data

Where we display market interest rates, the data is sourced from third-party providers and may be delayed, rounded, or otherwise inaccurate. Live mortgage rates change continuously and depend on your credit profile, loan size, property location, and the specific lender. Our rates are not quotes. Unless a figure is clearly labeled as live and attributed to a source, assume it is illustrative. Do not use a rate shown here to shop a lender or to negotiate an existing offer; ask a licensed lender for current pricing in writing before you act.

This site links to government agencies, industry sources, news organizations, and other third-party websites for your convenience. PrimeMortgageCalc does not control those sites and is not responsible for their content, accuracy, privacy practices, or availability. A link is a reference, not an endorsement of the site, its products, or its claims. You assume that risk when you leave our site, and you should evaluate every third-party source on its own terms before relying on it. 8. Professional consultation

Mortgage lending is regulated, and the rules differ by state, by loan type, and by borrower profile. Property tax treatment, mortgage insurance termination, assumability, recasting, discount points, and prepayment penalties all vary by product and jurisdiction. Rates, home prices, approvals, and appraisals are outside our control, and we guarantee nothing about the outcome of any decision made with our tools. We do not promise the rate you will be offered, the approval you will receive, the value of a property, or the savings from a refinance. Market conditions shown on this site are historical or illustrative and are not a predictor of future conditions. A comparison that favors one option today can favor the other after a single rate move, which is why every result should be re-run with the numbers a lender actually quotes you.

We are not liable for any financial loss, decision, or action taken in reliance on our calculators or content. We are not liable for consequential, incidental, or indirect damages of any kind. Your sole remedy for dissatisfaction with the site is to stop using it.

11. Jurisdiction and limitations

Our calculators use generic US-market assumptions. State-specific rules (property tax caps, conforming loan limits, state-specific first-time buyer programs, transfer taxes, etc.) are not modeled unless you provide them. Use of this site is governed by our Terms of Service. Some jurisdictions do not allow certain warranties or limitations of liability, so parts of the exclusions above may not apply to you; where that is the case, our liability is limited to the maximum extent permitted by law.
